Amendments to Flood Hazard Area Mapping

Further Information

  • Why did I receive a letter from Council?

    Council is proposing to amend the Fraser Coast Planning Scheme 2014 Flood Hazard Overlay Mapping to reflect the flood hazard area identified through the flood studies.
    Council regularly proposes changes to the planning scheme. Changes might be needed for various reasons including to ensure that it remains up to date with the best way of addressing land use and development issues and so that it continues to meet changing community needs and aspirations.
    Planning legislation stipulates that Council must follow a specific process to change the planning scheme. That process is referred to as a planning scheme amendment, which is summarised in figure 1 below:
    Owners have been notified if the revised flood hazard area has been:
    • Removed;
    • Added; or
    • The flood extent/depth has changed on their property.
    Over 11,500 properties have been affected by the new flood studies and all affected property owners will be notified by their chosen method of communication (email or mail).
