Community lease opportunity - Tavistock Street

Project Overview

Council is considering proposals from not-for-profit incorporated community organisations which may want to lease (up to a maximum of 10 years) an area of the Tavistock sports and recreation grounds, highlighted in yellow (lease area is indicative only), located on Tavistock Street Torquay QLD 4655.

There is an existing prefabricated tin structure that does not have current building certification on the land and while the lease will be offered as a Peppercorn Community lease for $1.00, the successful Lessee will be responsible to fund the costs of obtaining a minimum Class 7b certification estimated at approx. $10,000, allowing use for storage purposes only, and/or the need to undertake independent due diligence, and meet all costs, for investigating the viability of achieving Class 9b certification (if they wish to upgrade the building to allow for meetings etc).

The land is currently zoned for sporting facilities; therefore, development approval may also need to be obtained, dependant on desired use. Please note that commercial use of the properties cannot be permitted, and lease will be offered on an as is/where is basis.

It is only being offered to not-for-profit community and sporting groups, the building is not available for commercial use.

At the January 2024 Council meeting, it was resolved that Council refer the matter back to the Chief Executive Officer for further consultation with Councillors.
